Frankfurt-based investment and asset manager NEXT Generation Invest GmbH, which focuses on impact investments, is acquiring all shares in the project company OSK Bildung Sürther-Feld GmbH & Co. KG (project company). Legal advice for the transaction with a total volume of 48.5 million euros was provided by Fieldfisher under the leadership of partner Kai-Oliver Krüger.

The project company is the owner of a more than 12,000 m2 site in Cologne, Rodenkirchen at Sürther Feld, on which the new school building and a triple sports hall for the "Offene Schule Köln" (OSK), a state-approved alternative school as an inclusive comprehensive school under private sponsorship for a total of up to 650 students, will be built. In addition, a youth facility will be operated in the building.

The concept of the Offene Schule Köln is based on the approach of supporting children and young people - regardless of their social and cultural background as well as their physical and mental prerequisites - in their abilities in an individual learning culture and with the help of a multi-professional team. The school supports all students in discovering their own strengths and promoting independent learning with the greatest possible freedom. The goal is to enable all children to participate in society as a matter of course.

The acquisition of the project company is in line with the impact-oriented investment strategy of NEXT Generation Invest, which aims to make selected real estate properties with a measurable social and ecological added value investible for institutional investors. This is intended to make a clear contribution to social transformation. Oliver Grossmann, managing partner of NEXT, adds in this context: "For us as impact-oriented portfolio managers, the acquisition of the property in Cologne is of central importance and clearly shows what we mean by impact investing. In addition to the outstanding ecological characteristics of the property, social impact in particular plays an overriding role in both breadth and depth. With our management approach, we want to actively accompany the operator, OSK gGmbH, in the coming years and thus further improve the impact of the property."
