I am a real estate partner with over 25 years’ experience advising local market, national and international clients on all manner of real estate transactions with extensive experience in high value investment acquisitions and disposals, asset management of client portfolio’s and development in predominantly the logistics and industrial sector but also regeneration, housing, retail, office parks, science and technology parks and mixed-use/retail schemes. I also have a vast and increasing amount of transactional and development experience in the renewable energy sector and am working on a significant number of renewable energy projects – solar, wind, battery storage, EV charging – as this sector continues to develop forward.

I have particular expertise in investment transactions and working with large UK Real Estate Investment Trusts (REIT), a leading owner, asset manager and developer of modern warehousing and light industrial property, national and international investor landlord clients, financial institutions and local market investors and developers predominantly focussed on big box and urban warehouse market but also extended to regeneration, housing, renewable energy, offices, retail and science and technology parks. I have also acted for various public/private sector developer clients as part of this experience.

The client portfolio asset management requires a well lead, managed and streamlined KPI-driven asset management offering, which has significantly assisted with estate management, void rates, speed to rent and income generation and risk reduction for my clients and relationships I manage.

Transactions I have worked on include; acting on the acquisition, pre-let and forward funding of a 525,000 sq ft logistics distribution warehouse developed in Corby, Northamptonshire, the disposal of a £205m investment portfolio with 23 separate multi tenanted industrial estates, the disposal of £114m portfolio within three weeks from instruction to completion, project managing all aspects of the disposal process, and the letting of c.500,000 sq ft logistics unit in Sheffield with an exchange of agreement for lease within a ten-day timetable.

In terms of corporate occupiers, I represent very well established property consultants on their own requirements and large financial institutions in respect of branch premises requirements nationally. My experience working with the financial institutions has enabled me to develop a strong understanding of the working arrangements within the bank. I have developed a specialist understanding of the electronic communications code and its operation through project managing a vast number of electronic communications code agreements as part of working on client data requirements in project managing corporate occupier requirements.

In 2023 my team won the property team of the year in the Manchester Legal Awards and shortlisting at the North West Insider Property Awards. That same year, we also won the North West Props Variety Award for professional Property Adviser of the Year. In Chambers the team that I was part of at Eversheds was ranked Tier 1 and I was recognised individually with the commentary “Kirsty Tinsley-Fenney ‘is super-organised and extremely thorough’ she led on the SEGRO matter”. I am particularly proud to have been individually described by 2017 Legal 500 as ‘brilliant’! A survey of 500+ industry participants conducted by European law firm Fieldfisher found that the UK real estate sector expects to see changes in everything from the regularity of rental payments and the content of lease terms to the type of buildings offered for commercial and residential use.
