I am a real estate lawyer with over 15 years’ experience advising local market, national and international clients on all manner of real estate transactions with extensive experience in high value investment acquisitions and disposals, asset management of client portfolio’s and development in predominantly the logistics and industrial sector but also retail, office parks, science and technology parks and mixed use/retail schemes.

I qualified in 2003 and practised for just under 8 years as a Principal Associate at Eversheds Manchester (before joining FDR Law as a real estate partner in the commercial team), where I built up an impressive reputation in the real estate practice, specialising in investment work and asset management on behalf of institutional landlords and local market clients. I have acted on behalf of various public and private sector developer clients. Transactions I have worked on include; the disposal of a £205m investment portfolio, the disposal of £114m portfolio within three weeks from instruction to completion, project managing all aspects of the disposal process, and the letting of c.500,000 sq ft logistics unit in Sheffield with exchange of agreement for lease within a ten day timetable. 

I currently represent clients in respect of investment property acquisitions and disposals actively dealing with the day to day asset management work for those clients. I also represent corporate occupiers on their office requirements and significant development clients in relation to major industrial development schemes and business districts having recently represented Langtree Property Partners in respect of the simultaneous sub-sale by way of a long lease to Euro Garages at Hollinwood Business District as part of strategic advice on the development of that area with Oldham Borough Council.

Currently, I am project managing and advising on a vast number of electronic communications code agreements for a significant financial institution client across their branch premises and have a specialist understanding of the provisions of the electronic communications code and the detail required in the necessary wayleave agreements.

In addition, I have previous significant expertise working with landlord shopping centre clients Lend Lease, Westfield Shopping Centres, Freeport / Realm Limited in agreement with Hermes. This involved working on existing shopping centres and new development agreements at locations including Bluewater and Touchwood and also, Westfield Derby and Westfield London.

In Chambers 2014 the team that I was part of at Eversheds was ranked Tier 1 and I was recognised individually with the commentary “Kirsty Tinsley-Fenney ‘is super-organised and extremely thorough’ she led on the SEGRO matter”. I am particularly proud to have secured a ranking for the real estate team at FDR Law as this was the first ranking for the real estate team and was obtained by me consequent upon my drive to have the work that I was leading recognised in a highly competitive legal market. In the 2017 Legal 500 rakings I was named as a leading individual as part of the firm ranking. I was personally described by Legal 500 as ‘brilliant’!

I joined the Commercial Real Estate team as a Partner at FDR Law in May 2015. I have had substantial input and influence in growing the FDR Law’s brand and reputation since joining the firm due to the wealth of experience and expertise in commercial property transactions that I am highly regarded for.

I have a strong client following who recognise the calibre and quality of work that I carry out and accordingly trust me to execute significant transactions on their behalf. Many of these clients are national clients who know that I lead transactions professionally and with the commercial expertise that companies require in a climate where the provision of legal advice with a commercial edge is essential.

I have very strong working relationships with significant national and international propco’s in the logistics and industrial sector, managing both multi-tenant and single let warehouse/industrial developments. My specialist areas are investment acquisitions and disposals and I am also engaged on significant development projects with both public and private sector clients and joint venture entities.

My local market client’s span a variety of sectors and in particular I advise on the letting and development of science and technology parks and also, multi tenanted city centre and local market office buildings.

In terms of corporate occupiers, I represent very well known property consultants on their own requirements and a large financial institution in respect of its branch premises requirements nationally. My experience working with the financial institution has enabled me to develop a strong understanding of the working arrangements with this bank and has also enabled me to develop a specialist understanding of the electronic communications code and its operation.

I am a keen traveller and like to enjoy the experience of visiting different places in the world. One of my most memorable trips was spent travelling through Boston and New England on the back of a Harley Davidson Street Glide. There really is no better way to take in the beauty of the surroundings than on the open road. I also thoroughly enjoyed the pleasure of the experience of a completely different culture in China back in 2005 particularly given that I was fortunate to have my own professor of English studies from the university in China serve as a guide to accompany me and teach me to understand properly the culture of my surroundings whilst travelling around. My next destination is Waikikki Beach and onwards to the island of Kauai so I may soon be a keen surfer too!

In terms of sporting interests, my passion is rugby (watching not playing!). Whilst I love rugby union six nations and the internationals I do also have a soft spot for my childhood home town team, St. Helens RLFC and rugby league. I do also of course enjoy football too but with a mixture of teams supported by my family I sometimes lose track of who I am supposed to be supporting on any given day.

My motto is ‘one life’ after my son was extremely poorly at a very young age and I work hard to play hard, taking in as much life and learning experiences as possible with lots of fun on my journey.
