I am a commercial property and banking lawyer with over 25 years’ experience in advising both domestic and international clients.
I have extensive experience in the full spectrum of real estate transactions and work with our client base of owners, developers and purchasers, borrowers, Government Agencies and lenders in managing all types of acquisitions, disposals and property financing.
I adopt a commercial, pragmatic and personal approach to transactions in order to bring my clients through the more complex and diverse legal issues that may arise in any given transaction.
The Legal 500 EMEA 2019 - Apart from providing advice on residential, mixed-use and commercial developments, the team around ‘pragmatic’ and ‘knowledgeable’ name partner Breen Purcell has been very active in the social housing sector, acting for local authorities and housing bodies.
The Legal 500 EMEA 2018 – “Extremely good at driving out solutions to difficult and challenging transactions in the real estate sector. Breen is tenacious and good at getting deals over the line”
Clients I have worked with include leading commercial lending institutions such as KBC Bank, Bank of Ireland and NAMA. I have extensive experience in leases for all types of commercial property, acting for both landlords and tenants. I have a particular expertise in the area of retail lettings and represent a number of leading Irish retailers. My public sector experience includes representing the Official Assignee, a number of housing agencies, universities and local authority clients.
In the course of working with one of Ireland’s pillar banks we devised a bespoke workshop specifically tailored to the relevant teams working upon challenged loan portfolios involving security over real estate. This was subsequently adopted by the bank and, over the course of a 12 month period was rolled out amongst all of the Banks geographic regions to its relevant key personnel. This gave the bank a consistent and streamlined approach to assessing and dealing with their security.
I am an experienced public speaker, and regularly deliver in-house training seminars and workshops to lending institutions and their customers on a range of topics to include prescriptive easements, certification of title and competing priorities.
In my spare time I enjoy fishing and the outdoors.
